The Small Towns Of Central Texas Might Not Stay Small For Much Longer

As two of the fastest-growing metropolitan areas in the United States, much attention has been paid to the real estate markets in Texas’ Austin and San Antonio. While these cities themselves account for a significant portion of the region’s steady population increase, a number of smaller towns throughout the area, known as the Hill Country of Texas, have also seen their fair share of growth. Whether the recent popularity of these towns is the result of metropolitan influx or exodus is yet to be seen.

What is apparent, however, is that a handful of these once-tiny ranching and farming communities have transformed into destinations in their own right, with vibrant cultural scenes, top-rated schools and newly-built neighborhoods supplied with luxury homes.

Here’s a look at the latest listings in burgeoning towns outside of Austin and San Antonio:

Riverfront Compound in Hunt

Located along the Guadalupe River in the heart of Texas Hill Country, the unincorporated community of Hunt sits some 80 miles northwest of San Antonio. As one of the more popular resort areas in Hill Country, Hunt is home to a healthy second-home market, particularly for properties along the river. One such property at 287 Baldwin Road, serves as a symbol for just how sophisticated the luxury market in Hunt has grown in recent years. Despite its modern architecture, the three-bedroom main house unites with its verdant surroundings, seemingly disappearing into the canopy of trees that enclose it.

The harmonious effect is deliberate and present in almost all aspects of the home’s design. Glass doors line the entirety of the back of the concrete structure, opening completely to a scenery that includes a waterfall, pond and river. Views of the Colorado River and its reservoir lakes don’t come cheap in Austin proper. In affluent neighborhoods like Tarrytown, a glimpse of Lake Austin can bear a $8 million price tag and above. Thus, discerning buyers with a taste for water vistas are paddling upstream to riverside and lakeside communities, like Lakeway, to find their next home. Luckily for them, recent new construction projects have been supplying Lakeway with scenic properties, like this modern hillside residence at 806 Sunfish Street.

With a population of 25,000, Kerrville is the largest city in Kerr County, and as such stands out as one of the area’s cultural havens. Known for its art scene, Kerrville is home to an array of museums, theaters and galleries, as well as a host to several annual festivals. While properties near downtown are prized for their accessibility and small-town charm, those located on the outskirts of town, like this creekside retreat on the south side of Kerrville, offer more space and privacy.
