$20 Million Ski-In/Ski-Out Retreat In Breckenridge Keeps It Slope-Side

The art of predicting the profile for a prospective home buyer requires broad strokes—people, after all, are complex and contain multitudes. With ski-in/ski-out properties, determining this profile comes with some assurances, albeit vague ones. It’s safe to assume, at the very least, that the buyer enjoys skiing or snowboarding.

More words come to mind, like outdoorsy, adventurous and fun-loving but, beyond that, agents must evaluate their specific listing to get a more defined picture. Take, for example, this recently listed grand mountain retreat in Breckenridge, Colorado.

With eight bedrooms, an array of gathering and game spaces and a slopeside 14-person hot tub, the home will likely interest someone fond of entertaining large groups of family and friends.

The combination of a rustic aesthetic with modern, industrial touches points toward a buyer who appreciates both coziness and style. The property’s premier location at the edge of the Trygve’s ski run on Peak 8 means the buyer most certainly is a skiing or snowboarding enthusiast.

So says Jim Schlegel, who holds the listing with fellow Slifer Smith & Frampton agent Michele Hart. “This property is going to appeal to someone who enjoys entertaining and skiing but still values time with their family in a special environment.”

Covering 8,073 square feet, the sizable residence allows for spacious common areas. A massive island in the open-concept kitchen liberally seats 10. On the lower level, the home’s game room features a ping pong table, pool table, bubble hockey and pinball machine as well as a wet bar. Outside, an expansive slopeside deck centers on a grand firepit.

This collection of large gathering areas does not mean the home is devoid of more intimate spaces, says Schlegel. “There are also small, cozy conversation areas.”

Such spaces include a breakfast nook adjacent to the kitchen, a seating area tucked away on the stair landing and the primary suite complete with a den, fireplace and private deck.

Natural material accents run throughout, including thick wood beams and columns, barnwood doors and a three-story artisan rock wall. Walls of windows make for a bright interior with exceptional views of the surrounding mountain landscape.

Other highlights include a ski locker room with glove and boot dryers, steam room and glass elevator with access to all five floors.

A final profile prediction—the buyer will have deep pockets. Priced at $19.95 million, 422 Timber Trail Road sits at the high-end of the luxury market in Breckenridge.
